Damp and moisture assessment only
Thomas Damp Surveys provides independent damp, mould and moisture assessments. The inspection and written report are intended to identify likely damp and moisture causes, relevant observations, readings, and practical recommendations within the scope agreed.
Not a full structural survey
The service is not a full building survey, structural survey, valuation, RICS Level 2 survey or RICS Level 3 survey. It does not replace advice from a chartered surveyor, structural engineer, solicitor, lender, insurer or other regulated professional where their advice is required.
Not legal advice
Reports may be useful in property purchases, landlord and tenant discussions, or solicitor and lender conversations, but Thomas Damp Surveys does not provide legal advice. Clients should take independent legal advice where legal rights, duties, contracts, tenancy matters or lending decisions are involved.
Access and limitations
Findings are based on the areas accessible at the time of inspection, the condition of the property, the information supplied, and the readings and observations taken. Hidden defects, inaccessible areas, concealed leaks, seasonal changes and future building changes may affect moisture behaviour.
No treatment sales
Thomas Damp Surveys does not sell damp-proofing, chemical treatment systems, membranes, plastering packages or remedial works. Recommendations are made to help the client understand proportionate next steps.
