Damp was reported within a stairwell area, with visible disturbance to the wall finish.
Findings
Moisture readings and visual assessment did not follow the pattern associated with rising damp.
The issue appeared localised rather than uniform across the wall base.
Diagnosis
The evidence indicated localised moisture affecting the internal wall finish, not systemic rising damp.
Outcome
The issue was confirmed not to be rising damp.
Correct diagnosis avoided unnecessary damp-proofing work and allowed focus on identifying the true source.
🏗 Garage Roof Inspection – Water Ingress Identified
Observations
Localised staining and timber discolouration were observed at the roof abutment junction.
The pattern of moisture was concentrated at the wall-to-roof interface rather than distributed along the base of walls.
Cause identified
The evidence indicated failure at the roof abutment detail, allowing rainwater ingress during wet conditions.
This form of moisture entry is directional and localised, and not characteristic of rising damp.
Recommended action
Repair or reseal the defective abutment detail to prevent further water penetration.
Addressing the external defect resolves the internal symptom without unnecessary internal treatments.

This includes factors such as ground levels, ventilation and how moisture may be entering or forming within the property.
The aim is to identify the cause clearly, so any action taken is based on evidence — not assumption.


How the survey process works.
1. Initial check
Send a brief description, photos and your postcode. I’ll confirm whether the property is suitable for inspection.
2. On-site diagnostic visit
Assessment of moisture, ventilation, thermal behaviour and visible building factors to establish what is happening within the property.
3. Clear explanation
A straightforward explanation of the cause(s) and their significance, without any sales element.
4. Next steps
If work is required, I will explain what to address and what to avoid before any money is spent.
If a situation requires a formal lender-grade or specialist survey, this will be made clear at the outset.
Cavity Borescope Inspection
A cavity borescope inspection allows the internal wall cavity to be viewed using a small specialist camera, helping to identify issues that cannot be seen from the surface.
It is useful where damp, cold spots or insulation problems are suspected.
Typical findings may include:
Cavity bridging from debris or mortar droppings
Wet or saturated insulation within the cavity
Missing or uneven cavity insulation
Cold bridging contributing to condensation
This type of inspection provides evidence when assessing the cause of damp or moisture issues affecting external walls.

Loft Insulation
Loft insulation is often insufficient, poorly laid or disturbed over time. During damp and moisture surveys, it is common to find insulation that is uneven, compressed or missing in parts of the loft.
Poor insulation can lead to heat loss, colder rooms and increased condensation, particularly during the winter months.
It can also restrict roof ventilation if pushed tightly into the eaves, allowing moisture to build up within the loft space.
What I look for
During a damp and moisture survey, I check:
The depth and condition of insulation
Whether it is evenly distributed
Signs of condensation or moisture within the loft
Whether ventilation at the eaves is restricted
The aim is to establish whether insulation or ventilation may be contributing to damp or condensation issues within the property.
