## Stephen Thomas's timber speciality

Stephen assesses whether timber decay or insect activity is genuinely present, whether wood-boring insect evidence appears active, historic or inconclusive, the likely moisture source, the visible extent of damage and whether further access or specialist structural assessment is justified. Old flight holes alone are not treated as proof of an active infestation. Recommendations are based on evidence, including when treatment is not supported.

Timber concerns investigated include:

- Wet rot and the persistent moisture conditions associated with it.
- Dry rot, its visible characteristics, likely moisture source and potential route of spread.
- Woodworm, common furniture beetle, deathwatch beetle where relevant, and other wood-boring insects or timber pests.
- General timber condition, including visible distortion, splitting, crushing, loss of sound material, weakened bearing points, deflection, decay and previous repairs.
- Accessible roof timbers, floorboards, joists, joist ends, sub-floor areas, timber frames and staircase timbers within the agreed scope.

## Choosing the right scope

- Damp-only survey: suitable for damp patches, mould, condensation, water entry or elevated moisture readings where a wider timber condition survey is not requested.
- Timber-only survey: suitable for wet rot, dry rot, suspected timber infestation or a general timber condition assessment.
- Damp-and-timber survey: suitable when both issues are present or may be connected. A damp-only survey is not automatically a whole-property timber condition survey.

## Survey method and limitations

The standard survey is visual and non-destructive and covers safely accessible areas agreed before booking. Concealed timber cannot be assessed without suitable access or separately agreed opening-up. Where structural strength may be affected, Stephen may recommend a structural engineer. If bats or a possible roost are present, ecological advice may be required before disturbance or treatment.

## Independence

Thomas Damp Surveys does not sell damp-proofing systems, woodworm treatments, fungicides, replacement timber, plastering, ventilation systems or remedial building work, and does not take commission from treatment contractors. The customer receives a written report explaining observations, limitations, likely causes, risk and proportionate next steps.
